Real Estate Law: Property Transactions

Buying a home is emotional. You fall in love with the kitchen, the view, the vibe. But don't let love blind you. Real estate law in Estonia is strict, formal, and surprisingly efficient.

The Notary: The Gatekeeper

In some countries, you can buy a house with a handshake. In Estonia, if you don't see a Notary, you don't own a house. Period.

The 3 Steps to Home Ownership
1. Due Diligence

Check the Land Register. Are there mortgages? Debts? Angry ex-spouses?

2. The Notary

The holy grail. You sign the deed here. The Notary checks EVERYTHING.

3. Land Register

You aren't the owner until your name appears in this digital book.

Hidden Costs (The "Ouch" Factor)

The price tag on the house isn't the final price. Budget for these silent killers:

  • Notary Fee: ~0.5% - 1% of value
  • State Fee: Fixed fee for registration
  • Valuation Report: €150 - €300

"Buy land, they're not making it anymore."
